As a university town home to Stephen F. Austin State University, the community benefits from Division I athletics, a vibrant arts scene, a charming historic downtown, and excellent schools. Affordable housing and no state income tax keep the cost of living well below the national average, and the city's central location between Houston, Dallas, and Shreveport offers convenient connectivity without sacrificing small-town quality of life.
